New Scheme Provides Affordable Village Homes

Hand-over ceremony for six new affordable homes built in Norlinton Close, Orlingbury through a partnership involving East Midlands Housing, Northamptonshire Rural Housing Association and Wellingborough District Council.
BACKGROUND: This new £750,000 scheme provides six much needed quality, affordable homes - four are available at affordable rents while two are offered through a shared ownership scheme enabling people to get a foot on the housing ladder.
The original site formed part of Manor Farm which had been in the ownership of the Norton family since 1912. The family appointed an agent to develop the land for housing. Discussions were held with Wellingborough Borough Council, Midlands Rural Housing and East Midlands Housing prior to the submission for outline planning permission.
Northamptonshire Rural Housing Association – one of four rural housing specialists working alongside Midlands Rural Housing - carried out a Housing Needs Survey in August 2003 and the Section 106 contribution for affordable housing was based on its findings.
The agents acting for the Norton family then marketed the scheme. Grace Homes Ltd took the option on the land and negotiated a land and build contract with East Midlands Housing – Midlands Rural’s parent group - for the provision of the affordable units.
Work started on site on 1 April 2006 with possession of the six units taken in February this year.
The scheme will be managed by Northamptonshire Rural Housing Association.
